Tribeca Loft Renovation Work Completed

A loft renovation in Tribeca, completed by Frances Mildred, an architectural and interior design practice, has resulted in a unique and thoughtful space. The practice, founded by Brian Papa and Lauren MacCuaig, aimed to create a home base for their clients, who divide their time between California and New York.

The clients wanted a space that reflected the relaxed sensibility of California living while incorporating the grit and energy of New York. To achieve this, the Frances Mildred team drew inspiration from the work of artists Raymond Pettibon and Casper Brindle.

The Design Approach

The contrast between Pettibon’s delicate, hand-drawn linework and Brindle’s luminous color fields became a guiding principle throughout the design. The team paired exposed concrete and brick with polished metal, richly figured stone, and carefully detailed millwork, creating a material language that carries through the entire loft.

Comfort was central to the design approach, and the resulting interiors feel calm and restorative. At the same time, entertaining was equally important, and the space had to function well for both quiet evenings alone and hosting friends and guests.

The elevator opens directly into the apartment, where a large window overlooking the Hudson River is a defining feature of the entry sequence. To capture and amplify the light, the team finished the entry door in troweled brass, which has a subtle texture that catches and reflects its surroundings throughout the day.

Preserving the Loft’s Spirit

The team retained the exposed concrete columns, stripping away thick layers of plaster to reveal their original character, and maintained the open floor plan. They introduced a tactile material palette that brings depth and texture to the interiors, resulting in a relaxed, sophisticated loft that balances warmth and livability with the raw character of the building and neighborhood.

They worked closely with the clients, who were regularly involved throughout the process, and after their first stay in the loft, they told the team it felt like a perfect manifestation of their two personalities. The project took just over eighteen months to complete, thanks in part to Scordio Construction’s collaboration and attention to detail.
